They are educated and savvy about not overpaying for a purchase.”

Best advice for buyers? “To determine value, ask your agent for recent sales history of similar properties. This information will provide a comfort level when making a realistic offer. If it’s a condominium, inquire if the Structural Integrity Reserve Study has been completed and if there are pending or anticipated special assessments implemented as a result of the study.”

Predictions for 2026 and beyond? “With all the new Florida state regulations, 2024 and 2025 were a bit challenging. Condominium Associations had to deal with Structural Integrity Reserve Studies and Milestone Inspections. Also, the associations had to provide reserves for future major repairs. There were increases in maintenance costs, plus special assessments. Previously, there were a lot of unknowns and buyers had questions which sometimes could not be answered. With this behind us, realtors have the ability to obtain information which answer the questions. As a result, buyers have more knowledge of a building’s physical condition and finances which yields more transparency — and that’s a good thing!”
